Project Overview
Acquisition and full compliance resolution of a distressed student hall, repositioned as a budget hotel and leased to an experienced operator.
12 Gradwell Street was the acquisition of a struggling student hall burdened with significant debt and leaseholder liabilities. VOYA stepped in, acquired the asset, and systematically bought out all individual leaseholders to consolidate ownership and restore full operational control.
A central challenge in the project was bringing the building back into full compliance, including resolution of EWS1 (External Wall System) cladding safety issues. This is a widespread issue across UK residential blocks following the Grenfell Tower fire in 2017, requiring specialist assessment and remediation to meet updated fire safety standards.
Following compliance, the asset was repositioned from a student hall to a budget hotel and leased to an experienced hotel operator. The project is now fully operational.
Gradwell Street demonstrates VOYA's capacity to acquire distressed, complex assets, resolve structural and compliance challenges, and deliver a stabilised income-producing property.
