Epsley House

Located in Liverpool, was initially converted from a warehouse into student accommodation in 2012, with the aim of providing affordable housing for university students. In recent years, however, the property encountered significant challenges, including persistently low occupancy, poor management practices, and ongoing non compliance with safety standards. These issues led to a steady decline in the building’s performance and reputation within the student accommodation sector.

During a sales process, the incumbent management company was required to supply comprehensive financial and operational records. It quickly became apparent that due to inadequate record keeping and systemic management failures, this critical information was unavailable. Leaseholders expressed serious concerns about the operational condition of the property, particularly in relation to maintenance, security, and tenant welfare. There was growing anxiety that the project could fall into administration, posing significant financial risk to the owners.

To address these pressing issues, VOYA was engaged to take control of Epsley House. Our team conducted a thorough review of the property’s financial and operational structures to identify key inefficiencies and areas requiring immediate intervention. During this audit, major safety and compliance failures were uncovered, rendering the building unsafe for occupancy. VOYA quickly arranged alternative accommodation for all residents at our nearby St Andrews Place residence, while a full refurbishment and compliance strategy was developed.

One of the most urgent findings was the presence of combustible cladding, which required immediate attention under current UK fire safety regulations. VOYA appointed FC Consultants to undertake a full fire risk appraisal in line with PAS 9980:2022 standards. Following this assessment, targeted remedial works were carried out to achieve full compliance, protect residents, and restore the property’s viability and market appeal.

VOYA’s intervention and targeted refurbishment strategy resulted in significant improvements at Epsley House. All recommendations outlined in PAS 9980:2022 were successfully implemented, dramatically improving resident safety and rebuilding trust among tenants and stakeholders. The proactive relocation of residents minimised disruption, enhanced satisfaction, and preserved the financial performance of the property. Operational efficiencies introduced by VOYA stabilised the building’s finances, significantly reduced running costs, and successfully averted the risk of administration, safeguarding leaseholder investments.

Recognising the long term strategic value of Epsley House, VOYA proceeded with a full acquisition of the property, securing its future and adding it to it’s portfolio. This strategic purchase reaffirmed VOYA’s commitment to delivering safe, compliant, and professionally managed residential assets. By investing in robust management, modern refurbishment, and strict safety compliance, VOYA transformed Epsley House into a stable and attractive investment. The project exemplifies VOYA’s ability to identify, restructure, and revitalise underperforming properties across the UK market.
