St Andrews Place is a centrally located student and short-stay accommodation block on Rodney Street, Liverpool, previously sold to investors through a fractional sale structure. When the original investment model failed, investors were left with a loss-making asset carrying significant liabilities and no viable operational path.
Recognising the need for intervention, the investor group collectively acquired the building's freehold. VOYA was subsequently brought in to lead the repositioning of the asset, entering into a formal lease agreement directly with the investors' parent company.
Drawing on its relationships across the healthcare and education sectors, VOYA identified opportunities to restore income to the property. Initial plans to partner with language schools and NHS Trusts were delayed by the global pandemic, which restricted travel and suppressed short-stay demand. Despite this, VOYA maintained active dialogue with key partners throughout the disruption.
As restrictions eased in 2021, VOYA secured agreements with six NHS Trusts to house international trainee nurses, alongside commitments from three leading language schools for student accommodation. These partnerships restored consistent income to the asset and provided financial stability to the investor group through a structured net monthly return.
VOYA also assisted in the subsequent sale of the asset, supporting the investor group through the transaction process. The lease was formally exited in 2024 following the sale.
St Andrews Place demonstrates VOYA's ability to enter complex, distressed situations, restructure operations under difficult conditions, restore investor returns, and deliver a clean exit.
