St Andrews Place
St Andrews Place is a centrally located student and short-stay accommodation block in Liverpool, previously sold to investors through a fractional sale structure. When the original investment model failed, investors were left with a loss-making asset that required significant financial support due to ongoing liabilities and operational limitations. Recognising the need for intervention, the investor group collectively acquired the building’s freehold to streamline ownership and allow for more effective management.
Following this transition, VOYA was brought in to lead the repositioning of the asset. Drawing on its strong relationships across the healthcare and education sectors, VOYA identified immediate opportunities to bring stability and income back to the property. Initial plans to revitalise operations through partnerships with language schools and NHS Trusts were delayed by the global pandemic, which caused travel restrictions and limited short-stay demand.
Despite this, VOYA maintained active dialogue with key partners throughout the disruption. As restrictions eased in 2021, agreements were secured with six NHS Trusts to house international trainee nurses, supporting their relocation and training in the UK. VOYA also re-established relationships with leading language schools, securing commitments from three institutions to use St Andrews Place for student accommodation.
With these partnerships in place, VOYA entered into a formal lease agreement with the investor group, providing a consistent net monthly return. The agreement restored financial stability to the asset while allowing VOYA to oversee operations and long-term improvements.
The turnaround of St Andrews Place highlights VOYA’s ability to adapt, restructure and deliver positive outcomes. The building now serves a meaningful community role while producing stable income for investors. This successful repositioning further demonstrates VOYA’s experience in managing complex recovery projects and delivering sustainable value through strategic partnerships.
