Hotel 105 was a hospitality conversion on Liverpool city centre's iconic Bold Street. The asset was acquired as a struggling, outdated student hall and transformed into an 18-bedroom boutique hotel, repositioned and opened to guests in December 2021.
The project was delivered and sustained through the most challenging period in modern hospitality history. As the global pandemic brought the UK hospitality sector to a near-complete standstill, closing hotels, collapsing revenues and halting development pipelines, VOYA continued to progress the asset. Construction timelines were managed, lender relationships were maintained, and the property was prepared for opening at a time when most operators were shutting their doors. The ability to hold course and deliver through that period reflects the quality of VOYA's operational judgement and the underlying strength of the project.
The property was independently valued at £2M by RICS-registered surveyor Pinders in November 2023. The asset was sold in February 2024 to an experienced operator, with all lenders repaid in full and on schedule.
Hotel 105 demonstrates VOYA's ability to take a distressed hospitality asset through a full cycle, from acquisition and conversion, through operation under extraordinary conditions, to a structured and successful exit.
